The barn and indoor arena share a roof. The barn area has a center aisle-style configuration, with rubber mats down the middle of the concrete aisle. The barn has 8 stalls, climate controlled tack room w/hot & cold water, fridge & microwave, feed room, wash stall w/overhead heater and warm water. There are also 8 lockers and a utility area and to stow other barn essentials as well as additional storage space in the feed room. The hay loft features drops over 6 of the 8 stalls, as well as over the aisle.
The barn is also trailer-friendly; you can drive your trailer completely around the barn without needing to back up.
There are 4 turnout areas: 2 small paddocks and 2 medium size
pastures and 1 large pasture for a total of about 10 acres. The fencing is Ramm horse fencing, some the safest you can buy.
The indoor arena has carefully selected blend of sand and Eurofelt designed to offer stability with just enough cushioning and is completely dust free. Mirrors line 2 walls and there are lights for night riding and a stereo system as well. And there's a huge fan to create a breeze when the weather is hot.
The outdoor stone dust & sand arena is 85' x 150'. Jumps and cavalletti are available. A 60' round pen is set up adjacent to the outdoor arena for controlled ground training.
No more boring hill work -- when you are tired of schooling in the arenas, there are miles of hilly, beautifully groomed trails through the woods that will keep your horse fit while you enjoy a leisurely ride.
The farm is very secluded and the barn and pastures are half a mile off the road. The atmosphere is quiet and easy going. The location is convenient to many hunts and shows.
Except for the barn, the rest of the facilities (arenas,
trails & round pen) are shared with field boarders & owner.

The 2 BR, 1 BA approx 800 SF apartment is located over
the 8-stall barn. The apartment has its own washer and dryer, 2 entrances and front deck overlooking pastures with a great sunset view. The
back door opens to the loft overlooking the indoor arena where there is also
storage space for your extra stuff.
Rent includes all utilities, wi-fi and Dish Network satellite TV.
The apartment may be available without the barn rental, once the barn is already rented.
